The Property Shop is the full service property management division of Rashkind Saunders & Co. Real Estate. Licensed by the Real Estate Board of the Commonwealth of Virginia, our property management division provides complete property management services for clients who want or need a full service property management solution. Unlike some of our competitors, we also offer a Leasing Only service for rental property Owners who are comfortable managing the day to day responsibilities of being a Landlord, but prefer to hire a professional to market and lease their investment property when it becomes vacant.

 

Our Full Service Property Management Service includes the following:

  • We conduct a complete analysis of your property to determine a fair market rent.
  • We professionally market your property on our property management website, including “home page” placement of your ad. We feature our properties on leading industry websites including Zillow, Hotpads, Trulia, and Apartments.com. We also place yard signs and strategic “lead-in” signs when possible to drive additional traffic to the property.
  • We use an industry leading software to pre-screen prospective Tenants and to schedule a time to have one of our licensed REALTORs show them the property.
  • We provide rental applications and thoroughly screen all prospective Tenants to make sure they meet our criteria for Tenancy.
  • We provide and complete lease agreements, required property disclosures, and other forms which are designed to comply with the provisions of the Virginia Residential Landlord Tenant Act.
  • We collect all Tenant deposits and rent payments, which are held in our Escrow Account.
  • We provide detailed financial reporting to the Landlord, including monthly income and expense statements, year-end financial reports and IRS form 1099 for tax purposes.
  • Monthly rental proceeds are direct deposited to an account you designate each month, eliminating the need to wait for a check to arrive in the mail.
  • We handle all Tenant requests for maintenance and use our property management software to track repairs to ensure that they are completed in a timely manner. All repairs are completed by licensed and insured contractors, we do not “mark up” your maintenance costs but instead negotiate with these repair providers on your behalf to make sure you are getting cost-effective repair service.
  • As your authorized agent, we are able to prosecute eviction actions for non-payment of rent and make all court appearances necessary to recover possession of your property and to obtain judgments for delinquent rent. When necessary we are able to retain outside legal counsel on your behalf to file for garnishments and pursue the collection of entered judgments.
  • We conduct regular inspections of your property, including formal move-in and move-out inspections with your Tenant. This includes the completion of an itemized Move-In Condition Report, which is required by our lease and used to determine damages at the end of every Tenancy

Our Leasing Only Service includes:

  • We provide and complete lease agreements, required property disclosures, and other forms which are designed to comply with the provisions of the Virginia Residential Landlord Tenant Act.
  • We collect the initial deposit which is temporarily held in Escrow and transferred to you within 30 days of Tenant occupancy. We also collect the first month’s rent prior to occupancy and provide a move-in packet to the Tenant.
